2020 has been a challenging year for everyone. While Covid’s affect has been widespread, the financial impact has hit business owners, the service industry, travel and investment property owners hardest. With a national moratorium on evictions, there are a fair amount of tenants who haven’t been paying rent on time, or at all. While the mortgage companies have been good about processing forbearance requests, those deferred amounts keep accumulating. The talk in Washington is to continue to extend eviction protection and offering “rent forgiveness” without addressing the needs of the investors who own those properties.
2021 is going to be a very interesting year. While most experts are expecting recovery, each sector will be doing so at various paces. In real estate, we are seeing search numbers that are over 250% higher than normal. Surveys are also showing upwards of 25% of the population is looking to move in the next year. We believe we will be seeing a great shuffle of real estate assets and holdings. This can already be seen in new migration trends, a push to living in less density and a significant push toward remote working.
